Mold Inspection & Assessment in NYC
Understand the moisture. Interpret the findings.
Mold inspection and assessment for New York City homes, apartments and commercial spaces. Investigate visible concerns, musty conditions or previous leaks with an agreed assessment and targeted testing when included.

Mold assessment for occupied properties and homebuyers
Start with the moisture history
Share when the concern appeared, where odors or staining occur and any leaks or repairs. Accessible observations and appropriate measurements help define what needs investigation.
Mold testing with a clear purpose
Air and surface sampling answer specific questions and are included only when agreed. Findings should be considered with the property history and assessment observations, not presented as a stand-alone guarantee about the entire building.
Before purchasing a home
A pre-purchase mold inspection can focus on a reported moisture or mold concern alongside a separately scoped home inspection. Confirm access, sampling and report timing before the transaction deadline.

Begin with the history of the space.
A recurring stain, a musty closet and a ceiling opened after a leak each raise different questions. The assessment considers that history alongside visible conditions and appropriate moisture measurements. If the source or extent cannot be established, the report should say so.
How the work unfolds.
- 01
Review the concern
Discuss the affected areas, water events, repairs and the purpose of the assessment. Confirm the areas that can be accessed.
- 02
Investigate the conditions
Inspect accessible surfaces and use moisture measurements or thermal imaging where appropriate. Collect samples when they answer the agreed question.
- 03
Explain the findings
Bring observations and applicable laboratory results together in a written assessment with limitations and recommended next steps.
View the detailed scope
- Review the reported concern, property history and agreed accessible areas.
- Inspect relevant visible conditions and document access limitations.
- Use moisture measurements and thermal imaging where appropriate.
- Collect air or surface samples when warranted and expressly included.
- Review the applicable laboratory findings in the context of the assessment.
- For post-remediation assessment, agree on the project criteria, required independence, inspection and any sampling before the visit.
- Prepare a written account of observations, results, limitations and recommended next steps.
A written assessment that connects the evidence.
A written assessment describing the agreed areas, observed conditions, relevant measurements and any included laboratory results. The report explains limitations and recommended next steps, including where the moisture source or extent could not be confirmed.
Know what is included.
Mold assessment is separate from remediation and building repairs. Thermal imaging records surface-temperature differences and does not identify mold. Sampling does not establish every condition in a building or diagnose a person’s symptoms. NYS mold-assessor business and individual licensing are separate. The responsible business, assessor, applicable licenses and required independence must be established; course completion alone is not a license.
NYS Mold ProgramWorth knowing before you book.
What should I send before a mold assessment?
Provide the address, affected rooms, photos, dates of leaks or repairs, and any earlier reports. Explain whether the visit is for an occupied property, a purchase decision or review after remediation so the assessment can be scoped appropriately.
Can I request a mold assessment before buying a property?
Discuss the concern, seller access and your transaction deadline before booking. Confirm the assessment, any included sampling and the expected reporting timeframe. A general home inspection and a mold assessment are separate scopes.
Do all inspections require sampling?
No. Sampling is considered in relation to the inspection purpose, observations and agreed scope.
Can thermal imaging detect mold?
It records surface-temperature differences. It does not identify mold; observations and other measurements are needed to investigate possible causes.
Is mold removal included?
This service is a mold assessment. Remediation and building repairs are separate from the assessment scope.
Can the report identify the original leak?
Only if the available evidence supports that conclusion. If the moisture source cannot be confirmed, the report identifies the uncertainty and may recommend further investigation by the appropriate professional.
